GuestWeb says my reservation is not confirmed but I made my payment. Is everything okay?

Hobbs Realty does not charge credit card payments on-site or store credit card numbers. All payments are handled by Lynnbrook Group, a third-party, fully PCI-compliant credit card processing company. It can take up to 24 hours for your payment to be completely processed. Please check the Account Summary on GuestWeb after the payment has had time to process, or feel free to call us at 1-800-655-3367 for an update at any time.

What do you accept as a form of payment?

Hobbs Realty accepts MasterCard/Visa/Discover and debit cards, as well as eChecks/ACH and personal checks. Please review our complete payment procedures and fee structure.

Do you offer partial stays / nightly bookings?

Partial stays are allowed in participating homes and require a 3-night minimum booked 90 days before arrival. Partial stays are not always available during holidays. Please call our #Hobbspitality Reservation Team at 800-655-3367 for details or search now to discover your next beach getaway.

Do you offer long-term rentals?

Hobbs Realty offers stays up to 28 days only.

I love this house! Can I reserve it again for next year?

First dibs! Hobbs' guests can plan ahead for next year’s vacation by booking an Advance Year Tentative Hold in the same house/corresponding week by 5:00 PM on the Wednesday of your stay. Simply call 888-842-2002 to speak to a #Hobbspitality Vacation Rental Whiz before closing on the first Wednesday of your stay. A $150.00 (+ tax) non-refundable holding fee is required and does not apply to the rent. We publish next year's rental rates in early December and release guest contracts with updated rates and fees in mid-December. The first half payment is due January 15, with the final balance due 45 days before arrival. The Advance Year Tentative Hold is not a guarantee of rental rate or property availability, but it does guarantee you first choice in the property for the stay dates requested. Final availability is based on annual owner contract renewals.

What is the benefit of Travel Insurance?

The purchase of Travel Insurance covers everyone traveling in your party in the event of covered, unforeseeable, or emergencies such as a medical emergency, a death in the family, a mandatory hurricane evacuation, etc. As Hobbs Realty offers this service through InsureStays, we urge you to call them with any questions at (833) 610-0736 and to view Coverage Details. Securing this beneficial insurance coverage is the only way to safeguard your valuable vacation time and your financial investment as Hobbs Realty does not issue refunds or offer stay-date transfers for any reason, including hurricanes, mandatory evacuations, or other natural disasters.


What are the requirements for the 10% Senior Citizens Discount?

Here at Hobbs, age has its benefits! Many of our owners offer their senior guests (65+ years) a 10% discount off advertised rates from October - March 13. If the home you are renting provides this discount, simply type your request in the comments section at checkout signifying that you are 65+. This offer is only valid on weekly stays in participating homes and cannot be combined with any other offer. Holidays are excluded. 

What are the requirements for the 10% Small Family Discount?

According to the ever-helpful Siri, the size of the average American family is 3.13 people. Well, we here at Hobbs are not sure how you can have .13 people (person?), so we rounded our allowance up to 4 humans. If the home you are renting provides this discount, simply type your request in the comments section at checkout signifying your occupancy will total 4 or less during your stay. This discount is available from October - March 13 in participating homes. This offer is only valid on weekly stays in participating homes and cannot be combined with any other offer. Holidays are excluded. 

How does the 10% Active Military/First Responder Discount work?

From sea to shining sea......cue the music and a big cheer to our active military personnel and First Responders! As a thank you for your tremendous service and sacrifice, many of our owners offer a 10% year-round discount off advertised rates. Simply use the coupon code HEROES10 at check-out and type your initials in the Active Military & First Responders Discount box, located on the front page of your rental agreement in GuestWeb. To qualify, please bring your Active Military/First Responder ID to our office. Once verified, our financial team will apply your discount and refund it to your original payment method. This offer is only valid on weekly stays in participating homes and cannot be combined with any other offer. 

If I book through a third-party site like Vrbo, will you price match or honor discounts found on the website?

Please note that advertised rates, discounts, and specials on are available for direct bookings only and are not available on third-party booking websites. For the best rates, we encourage you to book directly with Hobbs Realty!


What time is check-in and check-out? How about early check-in and late check-out?

We do our very best to have all our rental homes ready by 4:00 PM on check-in day. Occasionally, due to unforeseen circumstances, staffing shortages, etc., we cannot meet that goal. We apologize in advance to any of our guests who may be affected by a delayed entry time.

Can I park at the rental home before check-in?

We cannot allow guests to park at the home before it is ready, as it can delay your check-in. Sign up for notifications in GuestWeb and we'll let you know exactly when your rental is ready!

Is there a washer and a dryer on the premises?

All of Hobbs Realty Vacation properties are equipped with a washer and a dryer.

What type of coffee maker is provided?

All Hobbs homes provide a drip coffee maker. Some homes may also provide a pod/Keurig-style coffee maker as an addition, not as the standard.

What items are provided for the kitchen?

Hobbs homeowners are serious about stocking their kitchens to meet their guests' needs.  Please refer to this basic inventory list of what you will find in our kitchens.

Are linens and towels included?

Yes, for linens. "No'ish," for towels.

Hobbs Realty has set the standard for simple, clean bedding throughout our rental program. All Hobbs Realty homeowners provide bed linens (sheets and pillowcases) and a lightweight cotton blanket for your use during your stay. (NOTE: Please be aware that we are not using decorative bedspreads or shams that may be shown on some website photos.) These items are packaged in large duffel bags and delivered to your home on the day of your arrival. Upon departure, you simply return the used linens to the duffle bag to be picked up by the linen vendor. Feel free to bring along your favorite pillow or snuggly blanket! Please know that on Saturdays during the rental season, our linen vendors work super hard and deliveries may be completed after check-in time. 

Towels are NOT included with most rentals. Please check each property description page for specifics. You may choose to rent towel sets from Hobbs Realty online during the booking check-out process or call us at 1-800-655-3367.

Are baby items included with the rental?

None of our rental properties advertise baby items but if you need these items for your stay, you may rent them from local vendors, such as Boomers Rentals or Beach Fun Rentals.

Is there a grill on the property?

Please check the description page for your rental home to find out if a grill is provided with your rental home. Propane tanks for gas grills are provided by the owner while guests supply their own charcoal. If you need a propane refill during your stay, simply call our office and a member of our #Hobbspitality Team will be happy to deliver it to your home. If a grill is not provided by the homeowner, grills can also be rented locally

How do beach gear credits work?

Hobbs Realty has partnered with VayK Life to offer beach gear rentals to our guests! Participating homes offer a $250 beach gear credit to use on high-quality equipment when you stay between May 1 through the end of September; a small delivery fee may apply. This is our way of adding extra convenience and fun to your stay! You can choose from a variety of items like bicycles, beach chairs, umbrellas, beach carts, and more – the choice is yours!  Explore our beach gear FAQs to learn more or for any questions you may have.

*Note: The beach gear credit applies only to reservations lasting 3 to 21 nights. Unused credits have no cash value. Some properties may not participate in this program, which will be indicated in their descriptions if no beach gear credit is mentioned. 

After booking a rental with Hobbs Realty, keep an eye out for an email from VayK Life. This email will guide you to our customized beach gear website, where you can select your desired items. Your chosen beach gear will be conveniently delivered to your rental property on your arrival day. Should you wish to rent additional items beyond your credit, you can do so at discounted rates. You can make any initial selections up to 48 hours before your scheduled check-in date without any late fee charges. But, do keep in mind that your credit or discount will expire by 4 PM the day after your scheduled check-in date.  Please remember, during peak seasons, the availability of beach gear, particularly bicycles, can be limited. We recommend reserving your desired items early to ensure you get exactly what you need for your beach getaway.

VayK Life will deliver your beach gear directly to your rental property. No more lugging bulky gear with you - we’ve got you covered! You don't have to be at the house for delivery, they will send a text message when the gear has been delivered. When departing, simply leave the gear where you found it and VayK Life will pick it up too!


When do pools open/close? Can the pool be heated? When are pools and hot tubs serviced?

Pools are open from Easter through October. Select properties provide heated pool service available from September to May at an additional cost. Please contact our office or see our Vacation Policies for additional information.  

When are the pools and hot tubs serviced?

Pools and hot tubs are serviced twice a week (once on Saturday and once on Tuesday or Wednesday).

Can I bring my dog?

We understand that pets are part of the family, too. Happily, we can offer your canine family members a place at the beach with our "bring your pooch on vacation with you" program. Visit our dog-friendly rentals page for our pet policy, fees, and a complete list of participating properties.

How do I bring my service animal on vacation? 

Hobbs Realty is always happy to make reasonable accommodations for service dogs and assistance animals. Please learn about our service animal policy.

Do you have any handicap-accessible properties?

While Hobbs Realty does not have any ADA-compliant properties, we do have homes that are wheelchair friendly. We consider homes with elevators and ramps helpful for guests in wheelchairs.

Where can I park to walk to the beach?

You'll want to check out our guide to public parking for Holden Beach visitors, as well as public launches for boats, paddleboards, and kayaks - plus other services.

Where are the public beach accesses?

When is the trash pick-up/recycling service? When should I roll out the trash carts for pick-up?

Trash pick-up is on Tuesday mornings year-round and Tuesdays and Saturdays from Memorial Day to Labor Day. Please roll trash containers out to the street the night before as island-wide trash pick-up begins at 6:00 AM.

When a property offers recycling, pick-up is on Tuesday from June through September, and every other Tuesday between October through May. Please roll the blue recycling containers out the street the night before, as pick-up begins at 6:00 AM.
