Hobbs Realty is a family owned and operated business with over twenty-seven years of experience in property management here on Holden Beach. Beginning with two oceanfront properties in the summer of 1977, Hobbs Realty has grown to one of the leading property management companies on the island with over two hundred and ten quality vacation rental properties. We have accomplished this by providing outstanding customer service to both our homeowners and our vacationing guest.

Hobbs Realty's management fees include the following services to all homeowners in our Management Program:

  1. Advertising your rental property in our yearly Vacation Guide and throughout the year in various newspapers and travel magazines as well as displaying our rental homes on our website at www.HobbsRealty.com. Hobbs Realty's website through the design of both our in-house staff and 1BigCommunity enjoys high visibility and easy access through the varied internet search engines.

  2. Web viewers are able to check availability on-line and reserve the home of their choice, from the privacy of their living room anytime day or night. This means that our Reservation Department is now open 24 hours a day, seven days a week!

  3. We offer Departure Cleaning to each of our guests. This is a separate fee paid by each owner, based on the size of the cottage. Please remember that although we do check after each guest, time is a factor. We strongly suggest that you take advantage or our "Fall Clean Sweep" after a busy summer rental season and follow up with our thorough "Spring Time Spruce-up"

  4. Hobbs Realty has a professionally trained in-house Maintenance Staff to respond to the needs of our rental guests. We try to use our in-house staff for service calls, if at all possible, as our fees are less expensive for you than outside contractors. Of course, in situations regarding air conditioning units, appliances, electrical and certain plumbing problems, a licensed repair service must be used. Hobbs Realty's staff always carefully evaluates each complaint and determines its validity before calling an independent contractor. Guests are responsible for unnecessary service call charges.

  5. In addition, Hobbs Realty takes responsibility for collecting and disbursing all rental monies from your guests. Monthly management statements are generally mailed to you by the 5th of the month, reflecting the previous month's rental income and expenses. Taxes are collected and paid to local Town and State agencies by the 10th of each month.

  6. You will also receive a monthly Status Report showing the rental activity on your cottage that month. It will include the names and dates of both your confirmed reservations, those with 1/2 deposit paid, and unconfirmed reservations, those we are tentatively holding pending the arrival of ½ deposit of rental rate. These reports will change monthly as we receive deposits and confirm, as well as cancel reservations on which monies are not posted within 14 days of initial reservation request.

  7. Each January, you will receive a 1099 Income Statement for tax filing purposes as well as a summary of the rental income and expenses for the previous year.

  8. Lastly, but probably the most important job we do for you, is to answer in-coming calls and help our rental guests select the property that best fits their family. We do this by listening to their individual needs and wants, and then our trained reservationists use their knowledge and skills to provide each family with a dream vacation here on Holden Beach. Hobbs Realty realizes that happy guests multiply by word of mouth and make more happy guests, which in turn makes happy homeowners!
